I've been to KB lately where more than 80% are the young one but majority are the repeat same old faces. Only about 10+ are the mature old guys sitting at the sofa. It is pity that KB had such good potential when started, but now in such poor state. Facilities were excellent (Best rooms, best Jacuzzi, very good steam room, excellent shower facilities - all this superior to Cruise).  They could have become best sauna in Singapore with proper branding and good management control. My observation why they gone down drain so quickly:

 

1. Crowd quality and Discipline: Allowing a bunch of tired people hanging around there always, gossiping , making others feel uncomfortable. Branding took immediate hit as this place was soon seen as another Shogun! You should have enforced proper discipline and discouraged such behavior (Check out what TenMen does when customer lounge around lazily)

 

2. Lax control on some staff members: Some staff member cruising other customers. Going around in maze area creating hurdles. Loudly revealing personal details about some customers to other customer.  (I am not saying all, but definitely two or three staff members have this behavior). Especially one staff member (he was earlier in Cruise I think), is  a big nuisance. Always checking out who is hooking up with whom, going near private room and staring - All this discourages good quality customer.  Finally, your business will pay price.

 

3. Customer Discretion: Good business thrive by selectively encouraging good customer loyalty.  Good quality customer will soon attract more good quality customer. Opposite is also true.

well, my experience with 胡同 in HK is rather different. The said sauna screens potential customers via a CCTV installed outside the main door. As a old regular patron of local sauna and a regular at kb, i must disagree with your statement abt the staffs. I've been to many saunas since raw, blue heaven, absolute, and the present, i must say they have the friendliest staffs around. They are social butterfly and customer oriented.
