I don't permit overnight stayers but allow them to stay till late as long as it is not past midnight. My own flat which I stay with my family is not rented out. But if there is one common denominator, it is mutual respect whether you are tenant or landlord. I have been landlord a couple times, and it always impress me when a tenant asks questions how we prefers to do things, or what is acceptable or not, and make an effort to assimilate or blend in to our lifestyle. it shows this is a thoughtful civilised human being, who understands that just because he pays rent, doesnt mean he is new king of the house - shows that he also wants to make an extra effort to be liked and accepted. i find it much easier to accept and respect an individual like this, as he has the right thought and energy. Not many tenants are like this, i have had horror stories, from damaging our things, to excessive judgement of how we live, haha. I have no tenants for now, and kinda thinking of turning the room into a home gym so no need to go out to workout, but having the extra income is a good thing no doubt!
